    Thanksgiving week

A holiday dip, not yet a trend

About 116 new home listings arrived this week. Monday, October 12 was Thanksgiving. It took a working day out of the week, and sellers rarely launch on a long weekend.

The week before had about 175 new home listings. That makes this a holiday dip, not proof that supply is drying up.

74 home sales against about 116 new home listings is about 64%, up from 33%. But this was a holiday-shortened week, not a trend. The real test is the next two weeks.

Priced right vs. chasing the market

51 homes never changed their price. 23 did. Here is what that cost.

Priced right from the start (51 homes): sold for about 97% of their original asking price, in a typical 35 days.

Needed a price cut (23 homes): sold for about 90% of their original asking price, in a typical 85 days.

On a $700,000 home, that roughly 7% gap is about $49,000 — plus an extra seven weeks of carrying costs.

AIR Matrix residential sales reported October 12–18 2026. Original asking price is the price the home first listed at. Figures are typical (middle) values for each group.

    What it means for sellers

Less competition is not permission to overprice.

There was less competition from new listings this week. But buyers are still paying about 97% only for homes priced right from the start.

Start where buyers are already paying. A holiday-shortened listing week won't make an optimistic price work.

Tell us your price range and we'll show you how homes like yours are selling right now.

    What it means for buyers

Fewer new choices. Well-priced homes are moving in about five weeks.

Fewer listings means fewer fresh options. Be ready when a home is priced in line with recent sales.

Homes that have already been reduced are where the negotiation room is. They sold for about 90% of their original asking price.

Tell us your budget and timeline and we'll show you what's actually worth seeing.

    Graham Team Take

Don't read too much into about 116 new home listings — it was Thanksgiving week. The sales number is the better signal: 74 home sales made this a strong week. If new home listings bounce back and home sales hold up, that's a balanced fall market, not proof of a tightening one.
