    Living in Glenmore

Glenmore is one of Kelowna's largest and most central neighbourhoods, stretching from the back of Knox Mountain north through the Glenmore Valley toward the airport and UBC Okanagan. It's also one of the city's most under-rated value plays — the kind of area where buyers shopping with a $700K–$1M budget consistently end up surprised by what they can get for the money.

The neighbourhood has three distinct personalities. South Glenmore (closer to the city) is the established side, full of 1970s and 80s family homes on tree-lined streets within walking distance of Knox Mountain Park. The central Glenmore Highlands area along Glenmore Drive is a busy commercial-and-residential corridor with townhomes, condos, and newer single-family infill. North Glenmore feels almost rural by comparison — newer subdivisions, larger lots, and quick highway access toward the airport and UBCO.

    Glenmore Real Estate Market

Glenmore offers one of the broadest price spreads of any Central Okanagan neighbourhood. Entry-level townhomes start in the high $400Ks, two- and three-bedroom condos can be found in the $400K–$600K range, and detached single-family homes typically run from the high $700Ks for older inventory up to $1.5M+ for newer custom builds, view properties, and Wilden / Highpointe-adjacent homes.

This price range is exactly what makes Glenmore so important to the Kelowna market — it's where first-time buyers, young families, and downsizers all end up looking, and where rental investors find some of the city's most consistently leasable inventory thanks to the UBCO commute corridor. Days on market for well-priced family homes in the $800K–$1.2M range tend to be among the shortest in the city.

It's also one of the few areas where every property type — condo, townhome, duplex, single-family, executive — is available within a single neighbourhood, which makes it ideal for buyers who want to compare options without changing their commute.

    Schools, Amenities & Connectivity

Glenmore is well-served by schools at every level. Glenmore Elementary, North Glenmore Elementary, Watson Road Elementary, and Aberdeen Elementary cover the K–6 range, with Dr. Knox Middle School and Kelowna Secondary School / Mount Boucherie Secondary as the main feeder schools. Immaculata Regional High School provides a Catholic option.

For amenities, Glenmore Recreation Park is the local sports anchor — soccer fields, a running track, and Apple Bowl Stadium. Orchard Park Shopping Centre, the largest mall in the Okanagan, sits at the southern edge of the neighbourhood. Knox Mountain Park gives South Glenmore residents direct trail access to one of the best urban hiking networks in BC.

Connectivity is a real advantage: most Glenmore addresses are within 10 minutes of downtown Kelowna, 15 minutes of UBCO, 15 minutes of the airport, and 20 minutes of Big White Road on an open highway. That central position is why long-term residents often stay in Glenmore even when their housing needs change — they just move to a different street.

    Who Should Look at Glenmore?

Glenmore makes sense for almost every buyer profile. First-time buyers benefit from the entry-level townhome and condo stock. Young families get strong schools and the city's best commute geometry. Move-up buyers find newer single-family homes in the Highpointe and Wilden-adjacent pockets. Investors find rental demand from UBCO students and YLW workers. Retirees who want to stay close to medical, shopping, and grandkids without paying Lower Mission prices find Glenmore one of the most practical options in the city.

If there's one consistent piece of feedback we hear from buyers who choose Glenmore, it's that they didn't expect to like it as much as they did. The area has a working-neighbourhood feel that some Kelowna areas have lost.
