    Living in Rutland North

Rutland North covers the upper half of Kelowna's largest community, running from the Rutland commercial core north and east toward Highway 33, Kelowna Springs Golf Club and the road out to Joe Rich and Big White. It has always been the practical, hard-working side of Kelowna — the part of the city where a family can still buy a detached home with a real yard without moving out of town.

The streets here feel different from central Kelowna. Lots are wider, there is more room between houses, and a lot of properties still have fruit trees, garden space or space to park a boat and a trailer. Newer subdivisions have filled in the gaps over the past fifteen years, so on the same street you can find a 1980s family home beside a modern build.

The other advantage people notice quickly is how easy it is to get out of town. Big White is about an hour up Highway 33, the airport and UBC Okanagan are a straight run north, and Mission Creek Regional Park is minutes away. For anyone who spends weekends outdoors, Rutland North is one of the most convenient addresses in the Central Okanagan.

    The Rutland North Housing Market

Rutland North is where a lot of Kelowna families make their first detached-home purchase. Most of what sells here is single-family, with a growing share of duplexes and newer half-duplex builds, and prices generally run from around $500K at the entry end up to about $900K for newer homes on larger lots or with a legal suite.

Suites matter here more than almost anywhere else in the city. A lot of homes in Rutland North have a legal or registered secondary suite, and for many buyers that rental income is what makes the purchase work. It is also why the area holds up well when interest rates move — the demand comes from people who need housing, not from people chasing a view.

Homes that are priced correctly on day one tend to move quickly in this part of Kelowna, because the buyer pool is deep and budget-conscious. Homes that start too high sit, and then sell for less after a price drop. The sold numbers on this page show that pattern clearly.

    Schools, Parks and Everyday Life

Families here are served by Quigley Elementary, with Rutland Middle School and Rutland Senior Secondary handling the older grades. Rutland Senior is one of the larger high schools in the district and has strong trades, arts and athletics programs.

For day-to-day life, the Rutland commercial core is the anchor — grocery stores, the Rutland Health Centre, pharmacies, restaurants, the farmers' market in season, and one of the better transit connections in Kelowna. Ben Lee Park is the local family favourite with its playground and sports fields, and Kelowna Springs Golf Club is right on the doorstep.

Mission Creek Regional Park and the Greenway are a short drive south, giving residents kilometres of flat, shaded walking and cycling trail along the creek.

    Who Rutland North Suits Best

This is a neighbourhood for buyers who want space and value over polish. Young families who need three bedrooms and a yard, tradespeople and shift workers who value the highway access, investors looking for homes with suites, and outdoor people who want Big White and the backcountry close by all do well here.

If you are comparing Rutland North with Rutland South or Black Mountain, the short version is this: Rutland North gives you bigger lots and better access out of town, Rutland South gives you a quieter creekside feel and a slightly lower entry price, and Black Mountain gives you newer construction and views for more money. We are happy to walk you through all three honestly.
