Week of August 24–30, 2026 · Central Okanagan Real Estate
Fourteen Weeks of Data · Graham Real Estate
211 new listings, 71 sales. The market is rewarding accurate pricing and asking the rest to adjust.
New listings rose sharply to 211 — up from 184 the week before — while 71 sales closed. That left 117 listings expired or cancelled, meaning 62% are still seeking the right buyer at the right price.
Last week's tighter supply did not hold. Sellers returned in the final week of August ahead of the fall season, and buyer pace slowed. Nearly three new listings arrived for every sale recorded, giving buyers the most inventory to choose from since June.

May 25–Jun 21 figures from Single Family Residential board graphics. Jun 22 onwards from Royal LePage Kelowna weekly board data, Central Okanagan. Unmatched listings = expired + cancelled.
Two numbers shifted at the same time: supply up 15% and sales down 16%. That combination produced the highest non-sale rate we have recorded since late June.
The composition of the 117 unmatched listings is the same pattern we have seen all summer — 88 cancellations against only 29 expiries. Sellers are pulling listings deliberately rather than letting them run out, which means much of this inventory will return in September repriced.
The top-end sale of $1,965,000 is well below the previous week's $5.93M, and the $115,000 low points to continued activity in the entry-level condo segment. The last week of August is historically quiet, so a single soft week is not a trend — but it does mean September opens with more competition, not less.
The CMA detail underneath the headline numbers is the more useful read. Sixty-three residential sales closed at a median of $700,000 and 96.0% of list, with a median 49 days on market — but the average of 72 days shows a long tail of listings that sat before they finally traded. Meanwhile the 180 residential listings activated during the week carry a median asking price of $799,950. Sellers are asking roughly $100,000 above where the market is actually clearing.
"Pricing accuracy is the single biggest factor in whether a home sells right now."
The homes that are selling are the ones priced to this week's data.
The listings that arrived in the final week of August are still fresh in early September, and the 88 cancellations from this week are being repriced to come back. Both land in the same window you do.
In a market where 62% of listings did not sell, the price you set in week one determines the outcome. Homes priced to the current data get the early-September buyer attention; homes priced to spring 2026 join the adjustment queue by November.
Non-sale rate calculated as expired plus cancelled listings divided by the sum of sales, expiries and cancellations for the week.

211 new listings in one week is the most choice buyers have had since June.
With sales at a fourteen-week low, sellers who genuinely need to move are the ones still on market — and they are increasingly willing to negotiate rather than risk becoming another unmatched listing.
The spread from $115,000 to $1,965,000 in a single week shows the breadth of what is trading. Entry-level condos and mid-market detached are both moving, but only where pricing is realistic.

Graham Team Take
This was the softest sales week of the summer, and it arrived alongside the biggest supply jump in a month. That is not a comfortable combination heading into September, but it is not a market collapse either.
We would caution against reading too much into one late-August week — holidays, wildfire smoke and the end-of-summer lull all pull sales down. The more durable signal is that fourteen consecutive weeks have now passed without sales exceeding unmatched listings.
For anyone planning a fall listing, the message is unchanged and now more urgent: prepare properly, price to the data, and launch early. The market is rewarding accuracy and asking patience from everything else.
