    Living in North Glenmore

North Glenmore is the upper end of the Glenmore valley, running from around Glenmore Elementary north toward the airport and the Wilden hillside. It is one of Kelowna's established family areas — wide streets, real front yards, mature trees, and a park or school within a few blocks of almost every home.

The valley setting gives it a sheltered feel, with the Dilworth and Knox ridges on one side and the Glenmore highlands on the other. Kelowna Golf & Country Club sits at the south end, and the Glenmore landfill trails and Knox Mountain access are close enough to walk to from the eastern streets.

It is also genuinely central. Downtown Kelowna is about 10 minutes south, the airport and UBCO about 10 minutes north, and Orchard Park and the Highway 97 retail corridor are a short drive east — a combination very few Kelowna neighbourhoods manage.

    The North Glenmore Housing Market

North Glenmore is one of the most active detached-home markets in the city. The housing stock is mostly single-family homes built from the 1970s through the 2000s, with a steady flow of renovations and infill, plus pockets of newer townhomes and duplexes along the main routes.

Older homes needing updates generally start around $750K, well-kept family homes with a suite run roughly $900K to $1.2M, and newer or substantially renovated homes with a view toward the valley go higher. Legal suites are common and a significant part of the appeal for buyers doing the math on a mortgage.

Because turnover is steady and buyers are comparing several similar homes at once, this is a market that rewards accurate pricing and punishes optimism. Well-presented family homes in the middle of the range attract multiple showings in the first week; overpriced ones sit and then sell for less after a reduction. The sold figures on this page make that pattern clear.

    Schools, Parks and Everyday Life

Schools are the main reason families choose North Glenmore. Glenmore Elementary and North Glenmore Elementary both serve the area, feeding into Dr. Knox Middle School and Kelowna Secondary School — a well-regarded catchment and a frequent search filter for buyers with children.

Parks are woven through the neighbourhood: Glenmore Recreation Park, Ballou Park and several smaller greenspaces, plus the Kelowna Golf & Country Club at the south end and Knox Mountain Park trails on the eastern edge. The Apple Bowl and Parkinson Recreation Centre are minutes away.

Everyday shopping is at Glenmore Village and the plazas along Glenmore Road, with the full retail strip on Highway 97 a five-minute drive. The bus routes along Glenmore Road connect directly to downtown and UBCO.

    Who North Glenmore Suits Best

North Glenmore suits families who want a walkable school and a real yard without paying Mission or Kettle Valley prices, buyers who need a mortgage-helper suite, and anyone commuting to the airport, UBCO or downtown who is tired of long drives.

It is a weaker fit for buyers who want a lake view or lakefront — for that, Lakeview Heights, McKinley Landing or the Mission are the honest alternatives — or those looking for brand-new construction, since most of the neighbourhood is established.

If you are weighing North Glenmore against Glenmore proper, Dilworth Mountain or Wilden, it usually comes down to age of home versus elevation and view. North Glenmore generally gives you the most usable family home for the money in that group.
