Living in Kelowna South
Kelowna South is the band of established residential streets immediately south of Harvey Avenue, bounded roughly by Pandosy Street to the west and Gordon Drive to the east. It includes the popular South Pandosy / Hospital District pocket and runs down to the northern edge of Lower Mission. For locals, it's the part of the city that feels the most like an old, lived-in neighbourhood — mature trees, sidewalks, mid-century homes mixed with thoughtful infill, and a genuine walkable village at its centre.
It's also one of the most quietly transformed neighbourhoods in Kelowna. Over the last decade, South Pandosy Village has gone from a sleepy commercial strip to a destination of its own — independent restaurants, boutique fitness studios, breweries, a Sunday farmers' market, and a steady flow of new mixed-use development. That transformation has pulled property values up with it, but Kelowna South still trades at a meaningful discount to Lower Mission for similar walkable urban access.
