Week of September 7 – 13, 2026 · Central Okanagan Real Estate
Sixteen Weeks of Data · Graham Real Estate
220 new listings, 94 sales, and the healthiest week the market has had since May.
Fall supply arrived in force — 220 new listings — and buyers met it with 94 sales. Both sides of the market showed up in the same week.
The standout number is 96: expiries and cancellations combined, down from 201 the week before. Just over half of the week's outcomes were non-sales, the lowest share we've recorded in sixteen weeks of tracking.
The detailed sale records show why. Residential homes that sold went for a median 96.3% of asking in a median 63 days, at a median price of $759,900 — up from $736,500 the week before. Priced correctly, homes are moving and holding their value.

Two things improved at once this week. Sales held near their September pace at 94, and the number of listings coming off the market without a sale dropped by more than half — from 201 to 96.
That gives a 51% non-sale rate, matching the best week we have recorded since late May. Part of it is calendar: the block of summer listing terms that all expired in early September has now cleared through. But the sold side is genuinely strong on its own merits.
Sold homes were asking a median $789,000 and closed at a median $759,900 — 96.3% of ask — in a median 63 days. That is a higher median sale price than last week on a comparable ratio, which tells you demand is reaching further up the price ladder.
Expired listings had been asking a median $699,000 after a median 182 days on market. Cancelled listings were asking a median $762,400 after 95 days. The pattern is unchanged and it is the most useful thing in this report: the homes that sit are the ones that started high and waited.
New supply came on asking a median $794,000, only about $34,000 above the median that is actually clearing. That is a much tighter gap than we saw in early September, and it suggests sellers are pricing more realistically going into fall.
Sales ranged from $113,000 to $5,750,000 — activity right across the spectrum, including the top end.
"Priced to the data, homes are selling at 96.3% of ask in about two months — and this week the market rewarded more of them than it has all summer."
Sold at 96.3% of ask in 63 days. The homes that waited had waited six months.
Sold homes: 81 residential sales, median price $759,900, average $943,532, median 63 days on market (average 76), closing at a median 96.3% of asking price and 93.8% of original list price.
Expired homes: 25 residential listings — down from 73 the week before — asking a median $699,000, average $772,561, after a median 182 days on market.
Cancelled homes: 71 residential listings asking a median $762,400 after a median 95 days. These are the sellers most likely to relaunch this month at a sharper number.
New listings: 220 residential listings came on asking a median $794,000, average $1,274,314 — the closest new supply has been priced to the clearing level in weeks.

This is the friendliest week the market has offered sellers since spring.
94 sales against only 96 unsold outcomes is the tightest that balance has been in sixteen weeks. Buyers are transacting, and they are transacting at a median $759,900 — higher than the week before.
The homes finding those buyers are priced to what is clearing: a median 96.3% of ask, sold in roughly two months. Sellers who launch at the market rather than above it are being rewarded right now.
The contrast is stark. Listings that expired this week had been on for a median 182 days asking $699,000 — below the median that sold. Time on market, not price alone, is what erodes a listing's position.
Non-sale rate calculated as expired plus cancelled listings divided by the sum of sales, expiries and cancellations for the week.

220 fresh listings, and the sellers behind them are pricing more realistically.
220 new residential listings came on in a single week, asking a median $794,000 against a median sale of $759,900. That is a narrower gap than September opened with — a sign sellers have adjusted — but there is still negotiating room, and the sold records show buyers are typically getting three to four percent off ask.
Behind the new supply sits a pool of 96 homes that came off the market without selling, including 71 cancellations that averaged 95 days on market. Those sellers are the most motivated in the market and many will relaunch this month.
The range from $113,000 to $5,750,000 shows real depth — entry-level condos through to lakefront — so there is genuine choice at almost every budget.

Graham Team Take
After a first week of September that was distorted by a wave of expiring summer listings, this week gives a much cleaner read — and the read is good.
94 sales, only 96 unsold outcomes, a median sale price up to $759,900, and homes closing at 96.3% of ask. That is a functioning, healthy market, not a soft one.
The other encouraging signal is on the supply side: new listings arriving at a median $794,000 means sellers and their agents are pricing far closer to reality than they were a month ago. That tends to keep transaction volume up.
Our read for the rest of fall is straightforward. Buyers have choice and are using it, sellers who price to the data are getting paid, and the six-month listings from spring are finally clearing out of the way.
One note on method: our medians, averages and observations this week come from the residential-only reports, so they describe homes rather than the whole board.
