    Condo market update

The Kelowna condo market is split — and knowing which end you're on changes everything.

Under $400K and premium $600K+ condos are showing stronger activity. The $400K–$600K mid-range? Buyers have the advantage right now.

High inventory in the mid-range means buyers have real negotiating power — and listings that aren't priced precisely are sitting. Looking at sales activity from Mar 2 – May 21, the $400K–$600K bracket has seen 3 failures compared to 6 sales. At the under $400K and $600K+ end the picture is different — with more recent transactions closing in around 29 days on average.

    Pricing strategy

Lower Mission and Lakeview Heights are two of Kelowna's most sought-after neighbourhoods — and both are sending the same signal.

New listings this week in Lower Mission are coming to market around a $812,000 median — but sales from Mar 2 – May 14 closed closer to $582,333.

In Lakeview Heights, recent sales averaged 29 days on market — and 4 listings failed compared to 3 completed sales. Both neighbourhoods have genuine demand and beautiful homes. But the gap between seller expectations and what buyers are actually paying is wider than it looks. Pricing from day one is where this gets won or lost.
